Economic & Housing News From Dennis Sullivan of Southern Trust Mortgage

WEEK IN REVIEW: Low Mortgage Interest Rates Will be Here Today, Gone Tomorrow

“Don’t be fooled by today’s low rates,” said Former Fed Chairman Alan Greenspan this week, adding that the present low inflation and low long-term rate environment have fostered a “sense of complacency that can have dire consequences.” Mr. Greenspan also that “long-term rate increases can emerge with unexpected suddenness.” The fact is, there are no fundamental reasons why home loan rates should be as low as they presently are. The confluence of factors all coming together at the same time have made for an incredible low rate opportunity, but it won’t last long and can change very quickly.

Forecast for the COMING WEEK: Upcoming Federal Reserve Meeting & Mortgage Rates

On Wednesday the Fed will release their rate decision and Policy Statement at the conclusion of their Federal Open Market Committee meeting. There is speculation that the Fed may lower their 2010 and 2011 growth targets for GDP making for a very interesting and important Fed Meeting next week, as it could have an important bearing on the direction of rates. Weak economic news normally causes money to flow out of Stocks and into Bonds, helping Bonds and home loan rates improve, while strong economic news normally has the opposite result.

MARKET VIEW: Students & Credit Card Debt

Using credit cards wisely is important for people of all ages, especially for young people just starting out. In fact, a recent study revealed that 84% of college undergraduates had at least one credit card and half of college students had four or more cards. What’s more, the average (mean) balance grew to $3,173, which was higher than the findings in previous studies.

Students Build Mid-Atlantic Builders Modena Model Home

Since 1981, the Superintendent and Board of Education of Prince George’s County Public Schools have been proud to offer its Student Built House Program which allows vocational students to apply their new skills in a real world setting and gain valuable experience.

The 2010 home was the 35th house built by students since the program’s inception has been completed, a Modena plan from Mid-Atlantic Builders . Many of these students may never have picked up a hammer before, and now they have built an entire house from the foundation up. Each of the assisting teachers were presented with an award for their service, and many of the student builders received scholarships for their dedication to quality on the project. Mid-Atlantic Builders is proud to be part of such an important education opportunity for our young residents of Prince George’s County.

Mid-Atlantic Builders Celebrates Dedication of New Student-Built Home

Mid-Atlantic Builders is very proud to announce the completion and dedication of a new Mid-Atlantic Builders-designed home, built completely by student hands. This new Modena model was built by students participating in the Prince George’s County Public Schools FACTS (Foundation of Automotive and Construction Technology for Students) program. Led by their teachers, the students built a 4-bedroom, 2.5-bath house, all the way from laying the foundation to completion. 57 sponsors, 24 teachers, and 400 students worked together to complete this beautiful new home.

During the dedication ceremony, outstanding students were recognized for their achievements, and the fully decorated house is now on display and for sale. Funds raised from the sale of the homes are used to purchase materials for the next year’s home to be built and sold.  Interested purchasers should contact Emerick Peace at Keller Williams Property (240-882-0198), or click here.

Washington D.C. Is The #1 Job Market Of The Economic Recovery

The Washington D.C. area’s April 2010 unemployment figure fell to 5.9%—a net gain of 5,800 new jobs, making the city tops in U.S. for new job growth. In a recent article in the Washington Post, local economists see this evidence as evidence that a real recovery is taking place.

“The losses are shrinking, and we’re getting more gains,” said Stephen S. Fuller, director of the Center for Regional Analysis at George Mason University. “It’s certainly a strong indicator of the spreading recovery.”

And as the jobs available increase here,  we will see an equal demand for more housing, pushing costs higher. “The economy [in the region] looks like it’s recovering faster than the rest of the U.S.” Click here to read the entire article.

Building Your Own Home on Your Own Lot–Too Much Time and Not Enough Savings

While there are some advantages to building your own home on your own lot, you will likely lose on materials costs, on land costs, and may even suffer some unpleasant surprises. A recent article in the The Washington Post spells out the pros and cons of taking on such a monumental task by yourself. When a Fairfax, Virginia couple decided to build their own house, they learned the hard way that doing it yourself can be both very trying and very expensive.

It may be difficult to find the financing you need: “Many banks no longer offer the land and construction financing. Those that do usually demand down payments of 20 to 30 percent.” And, there may be issues with the actual lot that you didn’t or couldn’t plan for: Asking for more time to build may be an issue, contracts can be confusing, zoning regulations are always complicated, and the basic site prepping can also uncover issues that will be expensive—and time-consuming—to correct. Read the complete article here.

As the Luxury Maryland Homebuilder, Mid-Atlantic Builders capably deals with these issues and more so that you don’t have to worry about them. The Cleanest Indoor Air and the Most Energy Efficient Homes

We are very proud to announce that Mid-Atlantic Builders is now Energy Star Qualified! This is the absolute highest level of certification for a homebuilder, meaning that our new homes offer not only more comfort, but also save money, and help conserve our natural resources.

But the news keeps getting better: In addition to being Energy Star Qualified, now Mid-Atlantic Builders homes have been designed to qualify for the Energy Star Indoor Air Package Program, which is an optional higher qualification for an Energy Star qualified home. Mid-Atlantic Builders is one the few builders to also offer the Energy Star Indoor Air Quality Package.

By including the Indoor Air Package, your new Mid-Atlantic Builders home will include more than 70 additional home design and construction features to help protect our homeowners from moisture and mold, pests, combustion gases, and other airborne pollutants—so your home will have lower utility costs and offer greater comfort, better durability, and reduced risk of indoor air problems. Click here to read more about Energy Star Indoor Air Package Program.

By partnering with Energy Star, builders, homeowners, and consumers saved about $14 billion in energy costs in 2006 alone. The Energy Star program has helped Americans become smarter about efficiency and conservation, and helped reduce pollution and greenhouse gases. Energy Star qualification is awarded only to certain builders that meet very high standards, and only new homes that meet strict guidelines for energy efficiency can qualify for certification, because an Energy Star qualified home uses at least 15% less energy than standard homes!

The Latest Economic & Housing News from Dennis Sullivan of Southern Trust Mortgage

Global financial drama this May followed the news of a pending bailout package for Greece which sent Bonds lower, as investors pulled out of this “safe haven” and started looking toward stocks, and an equal amount of drama was created when a market freefall scare occurred, during which the Dow plummeted 998 points then recouped more than 600 points—all in the span of 15 minutes. This mysterious event, characterized as a “near-panic”, may have been caused in part by a wave of electronically submitted sell orders being executed at a mind-boggling pace.

Counteracting some of the international angst last week was some positive domestic data and increasing sentiment that the US economy is improving. According to the Labor Department, 290,000 jobs were created in April, well ahead of estimates for 187,000 new job creations. The increase was the biggest rise since March 2006. Overall, non-farm payroll employment has expanded by 573,000 since December, with the vast majority of the growth occurring during the last two months. Overall, the economy is showing signs of a recovery. But it’s still important to save, spend, and budget wisely.
