A Special Veteran’s Dream Home

Credit: Creative Commons

Last week I described the highly beneficial Specially Adapted Housing grant offered by the Department of Veterans Affairs.  One of our customers has already taken advantage of this wonderful opportunity!  We are working with Deborah Massey to build her a beautiful Somerset home that meets her accessibility needs.  Ms. Massey, a disabled Veteran, had been looking for a home for almost a year when she thought of having a new home built for her unique needs rather than trying to modify an already built home.  She found her way to The Villages of Savannah in Brandywine, Maryland and fell in love with Mid-Atlantic Builders because we were able to accommodate her unique needs through our customization process.  Ms. Massey is especially excited about the elevator that we were able to work into her floorplan.  This is just one of the many modifications our staff of designers made to reconfigure her home so that it complied with SAH guidelines.  I will describe these modifications as we follow Ms. Massey throughout her entire home-building journey.  If you believe this program may benefit you, please visit the Specially Adapted Housing website or feel free to contact myself or any of our sales counselors to get more information.

Spectacular Savings at The Villages of Savannah

There are many reasons why now is a great time to buy a new home. Interest rates are at historical lows, home prices are beginning to rise and the market is growing ripe again for a housing recovery, at least here in Washington.

But we want to give you some additional incentives to buy a new Mid-Atlantic Builders home.

For a limited time, exclusively at The Villages of Savannah, we are offering three special features. Purchase a home this summer at our community in Brandywine, MD and you won’t only enjoy unique features like our Tuscany Gourmet Kitchen and our Energy$mart Program, you’ll be entitled to some fantastic upgrades.

How does a free opulent Spa Shower sound? What about a free Finished Lower-Level Recreation Room? Does up to $22,000 toward closing costs work for you?

The Villages of Savannah in Brandywine, MD is located only minutes from Route 5 and is just a short commute to Annapolis and Washington, D.C. You can have your dream home for prices starting from the upper-$300s.

Come by now. The savings are spectacular, the timing is perfect. Just remember, the clock is ticking.

Here In Washington Home Prices Are Rising

National housing prices may be experiencing what Karl Case, co-founder of the Standard and Poor’s/Case-Shiller home-price index, is calling a double dip. But for those in the Washington, D.C. region, national headlines just don’t apply.

According to the same S&P/Case-Shiller index, our region was the only one of the 20 major metropolitan areas to post an increase in prices during February. As the Washington Post reported, the average home price in the “inner ring” (defined as Fairfax, Montgomery and Prince George’s counties) rose 1.3 percent while at least 10 other major housing markets remain at the same or lower price point since the housing bubble burst in 2008.

In another study of the Washington real estate market by Delta Associates, home prices in the greater metropolitan region rose 3.2 percent, making for the sixth consecutive quarterly gain.

I can’t say I’m surprised. In a post written earlier this year, I projected that new home prices would rise in our area once the inventory of previously owned homes started to decline. That, as well as a few other factors discussed in a Fortune cover story, is exactly what is happening.

While the article concedes the housing market is like the weather report, “exact conditions are different in every city,” there are some general trends. One of the prime reasons Fortune is convinced “housing is back” has to do with the shift in the price advantage renting to home owners. “Higher rents will encourage buyers to cross the street from an apartment to a home of their own,” says Mark Zandi of Moody’s Analytics.

At Mid-Atlantic Builders we are seeing this increased demand in all of our communities. At Woodmore North, we are six homesites away from being sold out. Fairwood, just down the road, has only two homesites left. Stop by our model homes at Beechtree in Upper Marlboro or The Villages of Savannah in Brandywine to see why now is the best time to buy your new Mid-Atlantic Builders home.

Mid-Atlantic Builders Sees a Brighter Tomorrow

Mid-Atlantic Builders was recognized recently by Lindsey Robbins at the Gazette for our positive outlook on the current recession. The tipping point for our sign of good faith was the launch of our new 577-unit community, the Villages of Savannah, near the Brandywine Crossing shopping center.

In the story, Robbins uses Mid-Atlantic Builders to demonstrate a growing sense that this  recession has seen its lowest dip. And while no one has a crystal ball, there are three reasons why I believe the Washington area has seen the worst it’s going to see.

First, with the Federal Government in and around the D.C. area, the local economy is more stable than almost all other U.S. metropolitan areas.

A recent jobs forecast by the Metropolitan Washington Council of Governments predicts that the region will gain 660,377 new jobs in the greater Washington D.C. area by the year 2020. That predicted job growth will create a steady increase in demand for housing and will stimulate the housing industry to increase the current housing stock.

Finally, the D.C. region continues to be subjected to severe growth limits by its surrounding jurisdictions, thereby limiting the supply of new homes.  The good news is this has prevented the industry from overbuilding its inventories during economic downturns. However, in an expanding economy, these limits will create a squeeze on supply and this means property value appreciation and increased prices for new homes.

Veterans Call Mid-Atlantic Builders Home

Photo From Flickr: merriewells

Today is Veterans Day and I would like to take a moment to thank the active and retired servicemen and women of our armed forces. It is because of their brave work that we can enjoy safety, peace of mind and freedom at home.

Many servicemen and women live in and around the Washington area. With Andrews Air force Base, the Naval Academy and Fort Mead located near several of our communities, it is no surprise that many members of the armed forces have decided to live in a home built by Mid-Atlantic Builders.

I am always happy to see our young men and women return safely, but I am even more honored that they end their day in a Mid-Atlantic home.

Economic & Housing News From Dennis Sullivan of Southern Trust Mortgage

WEEK IN REVIEW: Low Mortgage Interest Rates Will be Here Today, Gone Tomorrow

“Don’t be fooled by today’s low rates,” said Former Fed Chairman Alan Greenspan this week, adding that the present low inflation and low long-term rate environment have fostered a “sense of complacency that can have dire consequences.” Mr. Greenspan also that “long-term rate increases can emerge with unexpected suddenness.” The fact is, there are no fundamental reasons why home loan rates should be as low as they presently are. The confluence of factors all coming together at the same time have made for an incredible low rate opportunity, but it won’t last long and can change very quickly.

Forecast for the COMING WEEK: Upcoming Federal Reserve Meeting & Mortgage Rates

On Wednesday the Fed will release their rate decision and Policy Statement at the conclusion of their Federal Open Market Committee meeting. There is speculation that the Fed may lower their 2010 and 2011 growth targets for GDP making for a very interesting and important Fed Meeting next week, as it could have an important bearing on the direction of rates. Weak economic news normally causes money to flow out of Stocks and into Bonds, helping Bonds and home loan rates improve, while strong economic news normally has the opposite result.

MARKET VIEW: Students & Credit Card Debt

Using credit cards wisely is important for people of all ages, especially for young people just starting out. In fact, a recent study revealed that 84% of college undergraduates had at least one credit card and half of college students had four or more cards. What’s more, the average (mean) balance grew to $3,173, which was higher than the findings in previous studies.
