Reviewing the Benefits of our Energy$mart Program

In a number of earlier posts I outlined Mid-Atlantic Builders’ Energy$mart program in an effort to demonstrate our commitment to building quality homes that exceed industry expectations and standards. With Energy$mart, your new Mid-Atlantic Builders home will run more efficiently costing you less on your monthly energy bills. With the newest construction

Recently we discussed Mid-Atlantic Builders’ Energy Star partnership. To qualify as an Energy Star partner a home must have at least 15 percent greater efficiency than homes built under the current energy code. For Washingtonians, More Good News For Housing

Keeping with the recent wave of good housing news, local real estate advisor Fulton Research released its latest Residential Market Trends report, which declares the Washington, D.C housing market to have officially stablized. What I find most interesting is the data pertaining to home sales in Prince George’s County.

In the resale market, Prince George’s County ranks the highest in the D.C. metropolitan area with a year-over-year sales increase seated at 17 percent. This clearing of inventory, which Prince George’s also ranks among the highest with one of the largested annual decreases in home listings, a drop of 14 percent, demonstrates a positive trend in demand for housing, specifically for new homes in the Washington area.

The warming real estate market in Prince George’s County also reflects a regional trend in which the volume of sales during the last 18 months have crept higher and higher—in June of last year we saw sales edge to nearly 6,300 units.

A lot of credit for Washington’s stabilized housing market is due to our area’s lower unemployment rate. At one point in September 2009 the Washington area’s unemployment topped out at 6.2 percent. Now, at just 5.9 percent from the same time a year before, our metropolitan area’s unemployment is among the lowest in the nation, well below the national average at 9.4 percent.  And while Fulton Research’s needle squarely points to a stabilized Washington housing market, I anticipate a jolt to full recovery soon, which means D.C. housing prices will begin to rise.

According to an article in USA Today, our area is far from atypical. “Buyers are returning to the housing market after a government tax credit expired in the middle of 2010, indicating the drop in prices and cheap lending rates are making homes more affordable.”

When the current inventory of previously owned homes starts to dwindle, which at the current rate won’t be far off, Washingtonians will see a housing shortage forcing home prices higher.

Energy$mart Seals the Deal on HVAC

This is the time of year when everyone starts to notice higher energy bills and colder homes. To resist the urge to crank the thermostat a notch higher, many of us resort to more layers and thicker blankets. But with Mid-Atlantic Builders’ Energy$mart program, which utilizes the latest building science and technology, staying warm comes more naturally and at a lower cost.

In the past we have discussed how an Energy$mart home with a standard indoor air package provides cleaner air than competing homebuilders. Just as impressive is the sealant package we provide for each new home.

We start by making sure the entire ventilation system of our homes includes mastic sealed ducts that virtually eliminate air leakage. Then we customize the heating system of each home to ensure that the furnace is always placed in a conditioned space. Many builders, whose homes include a second heating zone, will put a furnace in the attic, which suffers from tremendous heat loss during the winter and cooling loss in the summer. Often times, this forces those builders to oversize their systems to compensate for those temperature losses.

With an Energy$mart home from Mid-Atlantic Builders you will get a furnace that is properly sized and appropriately located to maximize the efficiency of your HVAC system and help save you money on your utility bills. To accommodate an additional HVAC zone we don’t put extra furnaces in the attic but rather design our homes to include zoned damper systems, each controlled by a separate Trane programmable thermostat.

As we’ve discussed before, having a sealed duct system also improves the quality of our homes’ indoor air. Leaky ducts in attics, unfinished basements and over garages can allow dirt, dust, moisture, pollen, pests and fumes to enter the home. With our sealed duct system you can avoid most of those problems and significantly improve the indoor quality of air in any of our luxury custom homes.

To further avoid air leakage, each Mid-Atlantic Builders home includes a professionally installed Dow insulation foam behind all electric outlets and receptacles. In many of our communities we also include BASF’s Advanced Air Spray Seal Insulation (pictured below) that is applied to the inside of all exterior walls and significantly reduces also most all air infiltration into your home.

Additionally, we wrap each Mid-Atlantic Builders home with Tyvek House Wrap. With its Advanced Weatherization Package your new home will have better moisture control and an extra air infiltration barrier. For baths located on exterior walls, we take care to build insulated panels to reduce air leakage and increase the efficiency of the building envelope. In the garage, where a lot of energy is lost to leaks, we include an insulated garage door that eliminates drafts in and around garage entrances. Finally, to protect and insulate our foundations we use Watch Dog Foundation seamless waterproof (not water repellent) system to add extra protection against moisture infiltration to the lower level of our homes.

A Positive Housing Projection From A Successful Fund Manager

I’m not the only person who is looking at 2011 with a glimmer in my eye. In this past Sunday’s Washington Post Jerome Dodson, who’s Parnassus Small Cap Fund grew 37 percent in 2010, appears very optimistic about housing’s return in 2011.

In the Post’s published Q & A segment, Dodson explains why, as of Nov. 30, one of his fund’s 10th largest holdings is in one of the nation’s largest builder of luxury homes.

“Housing stocks haven’t done that well in 2010, but I think that by the end of the year, housing will be much improved. I’m sticking with it, and it’s one of the sectors I’m emphasizing in 2011.”

In 2010, Dodson’s fund outpaced the S&P 500 by 22 percent, focusing heavily on the telecom industry and companies he found to be “misunderstood [and] undervalued…” In the Post’s story, Dodson defends his decision to stand by what the Post calls a “tepid” housing industry.

“Housing inventory is why the stocks [of home builders] are so low. Investors think people will not be building new homes, but think that some new homes will be constructed. Some of those foreclosed homes are in bad condition. A lot of people would rather buy a new home than worry about fixing up damaged goods.”

Dodson is buying in now. Do you think it’s wise to wait?

At the moment, interest rates are still hovering around 4.5 percent, but they are projected to rise with the economy’s recovery. Designing Your Spa Bathroom

At Mid-Atlantic Builders, we take our award winning spa bathroom design very seriously. We believe the owner’s suite bathroom should include the features of luxury you might expect from your finest vacation resort. Everyone, though, has a different idea of what luxury should look like. As Mid-Atlantic Builders’ Interior Design Consultant it is my job to guide your inner designer.

At the moment, bathroom design is heavily focused on a fusion of simple calm elegances (warm colors and traditional stylings) while incorporating European-inspired elements such as wall-mounted faucets and sleek lines. The fusion is being called “Soft Contemporary” because it is a blend of warm colors and modern styles such as stainless steel.

Designing the bathroom that fits your personality and budget requires some balance. Here are some tips:

-These days people are steering clear of gold finishes and opting for stainless steel or brushed nickel. Oil-rubbed faucets are also gaining popularity.

-More people are opting for under mount sinks. They are more practical and more people are moving away from vessel bowls because of their difficulty to maintain.

-While granite countertops are still tremendously popular, manufactured stones and concrete (yes, like from your driveway) are gaining in popularity with the eco-sensitive and price-conscious crowd.

-For flooring, porcelain is still the popular choice though natural stones such as marble and travertine are simple ways to add “pop” for a small expense.

-While other builders may steer clear of expensive glass blocks in their showers, we love it. It not only adds natural light, but it gives showering a new level of seduction.

-As for appliances, just like in the kitchen, high efficiency faucets and toilets are the way to go.

New Year Brings More Good Economic News

If your New Years resolution is to think positively about the economy a few recent headlines will help out.

Yesterday, the Institute for Supply Management reported that its December index of activity at non-manufacturing businesses showed the strongest pace of growth since 2006. This means that more companies are spending money on services, which in turn means more businesses may be preparing for future growth.

ADP, the large payroll-processing firm, reported that private firms added 297,000 jobs in December, three times what economists had originally forecasted. This will eventually lead to a reduction in unemployment–we saw a glimpse of this on Friday when unemployment dropped from 9.8 to 9.4 percent, the lowest it has been since May 2009. Here at Mid-Atlantic Builders, we are reflecting similar growth. This week we rehired someone we were forced to lay off due to the recession and we expect to bring on at least two additional new employees.

Other signs of a recovering economy come with resurgence of auto sales.  The U.S. auto industry grew by 11 percent in 2010, which is amazing when you consider it was virtually dead in 2008. Retail sales from this past holiday season are also cause for some New Years cheer. They hit the highest mark since 2007 when the recession began, an encouraging sign that consumers are not scared to spend some money.

Finally unemployment insurance benefits fell to their lowest point since the summer of 2008.

All of this points to an improving economy and ultimately a housing market recovery. 2011 looks very encouraging. So if you are thinking about buying a new home don’t be a lagging statistic. Get ahead of the surge.
