NEXT STEPS

1)   Home, Home Site & Community Tour: Enjoy a tour of the model home and take the opportunity to learn what makes Mid-Atlantic Builders stand out. At the same time, explore which home options you would want in your new home and learn about Mid-Atlantic Builders' customization programs, lifestyle packages, incentives and more. The Sales Counselor will also take you on a tour of Mid-Atlantic's home sites and the community, pointing out all the amenities and features that the neighborhood provides.

2)   Homeownership Consultation: Sit down with a Sales Counselor to discuss your individual needs. This consultation often includes –

  • Designing your new home in further detail, such as special customizations or adding personalized options.
  • Discussing financial solutions that address your needs and help breakdown the investment required for your future home. The Sales Counselor will walk you through an estimate of a down payment as well as future monthly mortgage payments, and can also discuss various financing options and programs.
  • Addressing your existing home and how to best sell it, if needed. Learn more about our Guaranteed Sale Program and our Reduced Commission Program.
  • Designing the perfect incentive program for you.

3)   Home Site Hold: The perfect home is not complete without the perfect home site. Our Hold Program provides you with the opportunity to put a temporary reserve on the home site of your desire for up to five days. This time period will also give you time to obtain a pre-approval from one of our Approved Lenders if you have not already done so. To reserve a home site, give your Sales Counselor a refundable deposit. Your deposit given at the Home Site Hold will be used towards the required amount needed for the purchase of your new home.

4)   Purchase Agreement: The Purchase Agreement is a contract in which Mid-Atlantic Builders agrees to build your new home and you agree to purchase the home. This Purchase Agreement and various addendums that make up the legal contract will be thoroughly explained and signed with the help of your Sales Counselor. Having both parties sign the agreement is an exciting milestone in your home buying process.

5)   Mortgage Loan Application: It is advised that you begin the process of getting qualified for a loan by a lender as early as possible. Mid-Atlantic has made it easy for you by selecting top lenders in the industry for you to work with. These “Approved Lenders” have partnered with Mid-Atlantic to form favorable programs and opportunities to help our buyers. Ask your Sales Counselor for the names of Mid-Atlantic's approved lenders and give them a call – they will work with you and help you find a mortgage that is the right fit for your family.

6)   Final Structural Conference (FSC): Review and select the structural options for your home – regretting that you didn't add a Spa Bath? Wish you included a Morning Room? This is your last chance to make any additional structural changes.

7)   Technology Consultation: Schedule a meeting with Vintage Security to review all selections for your desired security, entertainment and technology needs.

8)   Browse Day: To help you plan for the selection of your favorite finishes and personalized selections, Mid-Atlantic Builders invites you to attend a Browse Day prior to your Finishing Selection Addendum (FSA) appointment. Our Design Studio is open to the public on Thursdays and provides information on all of the included and optional features for your new home. To find out more, click here.

9)   Finishing Selection Addendum (FSA): “Be Inspired, Be Creative and Be Yourself.” This is your opportunity to design the finishing touches in your new home. Go to our Design Studio and get expert tips from our Design Consultant when picking out all of your favorite flooring, cabinetry, tiles, and more!

10)   Pre-Construction Conference (PCC): The blue prints have been issued! Meet your Personal Builder and walk through all the details of your home. Double check all of your selected options together and have any of your construction questions answered.

11)   Framing Orientation: Put on your hard hat and meet your Personal Builder at the site of your new home. This is an exciting opportunity to walk-through your framed house while it is under construction. Your Personal Builder will explain the construction process of your home and check that all of your options are just as you envisioned them.

12)   Home Orientation: Walk through your beautiful new home with your Personal Builder. Gain insight from the Personal Builder's home orientation and learn how to maintain your home for years to come.

13)   Settlement: Congratulations, it is finally here! A settlement appointment will take place at a professional settlement office. Ownership of your home is officially transferred and you may have the keys and move in.
